The project
A branded serviced-residence tower in Olaya, developed by RAFAL Real Estate Development and operated by The Ascott Limited — Ascott's first serviced residence in Saudi Arabia. The 27-floor tower combines 172 RAFAL Residence apartments with the 234 five-star hotel apartments of Ascott Rafal Olaya on the first ten floors.
What we delivered
- Networked addressable fire alarm serving both the serviced-apartment and residential parts of the tower under one fire command centre.
- In-unit detection in all 406 apartments — heat detection in kitchens, smoke detection in living and sleeping areas — engineered for audibility at sleeping occupancy.
- Corridor, lobby, stair and refuge-area detection with addressable manual call points on all exit routes.
- Coverage of podium amenities — restaurants, meeting and event spaces, gym and pool decks — with occupancy-specific alarm zoning.
- Cause-and-effect with lift homing, stair pressurisation, AHU and smoke-control shutdown, door release and BMS.
- Graphical annunciation at reception and the fire command centre; Civil Defence approval, testing, as-built documents and training.
